For those who’ve done JV deals — how do you vet your partners?

I’ve seen (and heard) too many stories where everything looks great at the start… then halfway through, someone wants out, starts questioning the numbers, or suddenly changes their role. 

Curious what your process is.
Do you check for experience? Financials? Personality fit?
Or do you just go with your gut and clear communication?

Would love to hear how other investors handle this before jumping into a deal together.

Im definitely hitting the same snag in the forum, I think they've been doing updates.
