Just looking for alternatives besides public REIT's like Essex ESS which was the highest returning publicly traded REIT from 1994 until 2020 averaging around 17% (I don't have the exact number but it's close) and Prologis PLD.

@Stuart Van Ess Either way you structure, just make sure the difference between Syndications and a few partners that you know for a joint venture.

@Steve Cheslock agree with @Zach Quick, we use ESS and use their gate system.

For such a small property ESS is likely a better bet than Sitelink.

It almost makes up for losing our a-double-esses on our last house which we bought in DE in May 2006....and sold in Mar 2010.

Seems like a lot of mid to smaller size facilities use ESS.
