How often do you travel to check out the property?

You don't want water running close to or under any trailers. 

I've actually worked with a few clients that have interest in trailer park communities so I'm familiar with a lot of the ones in Connecticut. 

Why do I not like condos:- HOA (fees/rules)- Don't own the entire property (limited value add)- Special Assessments (CapEx essentially that you are not in control of)- I would also imagine the appreciation is lower than that of a SFH As for trailers - I would only do this if I purchased a piece of land - then either rented the trailers or did a rent to own type deal, then charged lot rent.

Can I target trailers as a viable option?

Modular homes are built to BOCA standards, the same as stick built houses, and come on a wood frame, and on a trailer. 

So I own a 5 unit and recently bought a trailer.

Traveling back from Pensacola today though. 

With kids, our trips for the past 20+ years have been different (lakes, beaches, cruises, Disney, Universal, travel sports, etc.).
