Hello fellow investors, how much do you typically spend to fully furnish a 3-bedroom, 2-bath STR home, and what effective strategies have you used to keep furnishing costs down?

Before creating my LLC, I use to receive rent/utility payments via Zelle from my tenants. 

My question is what are typical things you look for in a "good" title company?

Has anyone worked with (or know of) a Receiver that they would refer?

Typically I see a statement included to the effect (paraphrasing here): "any owner can provide 30 day notice of proposed repair/maintenance/improvement and then any other owner can respond.

.- They charge me for getting estimates, even though PMs typically get them for free because of their volume.- They don’t get second estimates, so I can’t be sure their pricing is competitive.- They won’t visit the property to assess issues in person.- Refused to do rental showings despite written permission from my long-term existing tenant.
