I don't know about this cap rate projection, at least in CRe-Retail we project out a 10 basis point rise in cap rate for each year the property ages, so the Cap rate may be 5.5% assuming interest rates don't budge, (probably heading higher as US Govt has to deleverage its last 40yr debt run-up, like we did between '45 and '82, and we did again btwn 1899-1920, same 30-40 pattern going back to mid-1800s)I watched all their videos/podcasts/available webinars.

I also have some people focusing on lending for construction of Resorts, casinos, villas, beach access/recreation centers/amusement parks, if any of that.Can also do a share of mixed use, or if you have something in your sights that's NNN, can also work off that.

I’ve actually seen out-of-state BRRRRs work well over the last couple years, but only for investors who treat it like a business, not a side project.The key has been building a local operations system (property manager, contractor, and boots-on-the-ground contact) before ever closing.

Erik,I am not sure and would never talk in a bad way about any business unless I used them but in the last 8 months I have had several customers reach out to fix what they could not accomplish on really basic overlay issues.I have been seeing a lot of these other AI type LOS type companies drop the ball during the electronic Approve U style 1003/1008 deals that lack typical DU/LP findings.Back in the day we would target this type of company data to reach out and either help on the 6-12 month refinance or the aged leads.
