It' a function of price now, and if you can find a deal that is priced accordingly, then you buy it, especially if you like the fundamentals long term

Listing agents market to the entire buyer pool in your area, which is in the thousands, not the 3 clients they have right now, who BTW want to buy something completely different than your flips.Top 5% agents don't do anything fundamentally different, that's not the right question to ask.

Even if the strategy they teach WERE valid, it still can not be implemented by the vast majority of their “students” because the students lack the knowledge and understanding and experience in real estate FUNDAMENTALS needed to be able to successfully implement ANY real estate investment strategy.

The fundamental reality is the "E-Z" market is gone, kaput, history. 

What I see is what we see in stocks literally all the time, it's fundamental to stock and options trading.
