Can't speak to NJ specifically but in general, expired listings get bombarded by agents.

The property on E 200 S was undervalued and full of potential.

I am currently looking into applying for a credit card in hopes of liquidating the credit limit via bank transfer, and I am curious if anyone has experience doing that.Main concerns:1) How badly does it ding personal credit?

Fees to join your local board, MLS(S) so that you have access to listings, key access, E & O insurance, and there could be more depending on your local requirements. 

Lease renewals are easy and all they need to do is e-sign via an email or text.

one correction - PMI is deductible as insurance on schedule e. 

And I suspect their E and O will kick in if this money is lost  just sayin..
