Couple things to note:1) There is typically a pair off fee and/or waterfall effect when you sell off properties out of the portfolio.

Great question—I’ve found that using the BRRRR strategy (Buy, Rehab, Rent, Refinance, Repeat) has been the most effective way to grow my portfolio.
