This is honoring the terms of the agreement.It's a harsh reality, but if you're not prepared to enforce your lease, you're probably not cut out to be a landlord.If you had hired a property manager, and they had let this behavior slide, you'd be well within your rights to fire them.Now, all that said, this doesn't necessarily have to lead to a lengthy and expensive eviction.Give them a face-saving out.

And watch utilities if you will be responsible to pay them after move-out, people often let utilities slide when they are strapped for cash.
