I like that he does not accept just anyone into his program and has a 4 part process to get through before he will even consider you which tells me he's nothing like the others.All other RE investor guru's will accept anyone willing to pay for their program and he doesn't do seminars to get as many students/interns as he can.

Can he possibly pay some of the HOA Dues and then bring an action against the ACTUAL legal owner of the lot in an attempt to FORCE them to SELL the lot to them?

Just to clarify , peope involved  here me(Investor), JVP(Joint ventore partner) 3rd Contractor, 4th other contractors.So, JVP hired conractor and helped in getting permit, that's all he did, I think after that he didn't care about property. but sub contractor needed , that was done by contractor  and hired his friends were very costly(Obviously).work 70% done in first two months, 10% in 3rd month and 10% done in last 3 months total, so 90% done so far excluding work that I have to cancel because we went much over budget.JVP so far didnt get any money from me. all money I paid to Contractors and subcontractors directly.JVP has nothing on signed papers, what type of issues he can create for me, can he write a lien against property?

- does the buyer need to have the property as his PRIMARY RESIDENCE, just A PERSONAL residence (second or vacation home) or can he own the property as an investment?
