My problem with the coaching program that cost $10,000 was that there was a little one-on-one coaching but it was self driven and I felt a little guilty taking up the time of the coach because he was very busy and he gave access to his materials so felt like I should watch his materials rather than take up his personal time.

The real problem is the client is 100X more likely to do something personally that gets the, sued and they lose the property, than the property itself is.

However, you can’t unreasonably deny a tenant’s written request to replace or add a new roommate — especially if the new person passes a standard screening (credit, income, background, etc.).

My understanding is that if you close in your personal name and then transfer to an LLC, you'll lose many of the benefits of an LLC.
