Start with manageable projects, ideally those requiring mostly cosmetic renovations, and always keep a close eye on your profit margins to avoid budget overruns during renovations.I'm sure there is more advice that can be offered here in addition - BUT honestly you just got to "do the dang thing" LOL

This place is pretty dang rough, to put it nicely. 

For all the seasoned BiggerPockets folks hopefully reading this I was wondering if y'all have any hustle ideas or thoughts that you've been thinking over and saying, "Dang I shoulda done that when I was a kid."

If gonna do a C4D, just do a dang C4D.

She appears so dang cool and friendly on the podcast, but my feelings were genuinely hurt on multiple occasions in the FB group by the coaches responses to my honest questions.

When I first got into real estate I hired attorneys to do this stuff but it’s so dang easy I do it all myself now.  

And they are dang motivated to clear those costs, and than it's pure profit from there so they want to do the best they can.
