I’ve been looking closer at stale MLS properties too — the 30+ day mark is definitely a sweet spot for softer sellers. 

really depends on where you live and want to work this sub 2 model and were we are at in the economic cycle.. in hard times this works far better as more people are willing to sell you houses with little down and sub too.. the rub comes with getting your glorified renter to acutally cash you out..

The 4s are what tend to cash flow best, sometimes 3 work too, the 2s mainly just work for owner occupants.

@Jules Aton I agree, Ocean City looks affordable compared to other beach towns, but the seasonal demand give us pause too.

And you’re right, I kind of deserved mine too.

Closer to UNC does best.Why it’s tricky: Even if you’re legal, the town leans anti-STR and they don't always grandfather in after changes, too.

Neighborhoods near the mall that got blown away in 2020 and behind Race street are high crime too.

I've found appraisers don't like to look bad and they will fight tooth and nail not to change their appraisal.
