If I have a travel health care worker I verify the professional license, call previous LL, but those are room rentals, single occupancy.

@Jeff Copeland  This is not a guest asking the question, it is a potential LL so I am answering from the LL standpoint on costs.   

For investors using DSCR loans, I’m curious about your preferred minimum DSCR.
Do you stick to 1.1, 1.2, etc.?
What ratio gives you peace of mind in today’s rental market?

If the deed or loan is still in your personal name (which is common even when the LLC “owns” it functionally), they include you to make sure there’s no gap in coverage.

If you absolutely want that unit vacant, then just add "both units vacant at COE" and leave it to the LL to determine how/when/if he does that.

I bought my first rental in my personal name because I got a great rate from my credit union.

Set your goal on using your personal credit and cash. 

Personally, I buy deals that don't cash flow all of the time becuase I have other goals and resources than some people do.
