it's not - that ignores other costs like capex, repairs, vacancy, etc.say you buy something that looks good on paper and even make assumptions about how much you'll need for repairs. 

Capex at 5% and repairs and maintenance at 5%… this is less than $40/month or $450/ yr for each, which is nothing.
