Years ago we made the mistake of customizing the paint for each home.

If it is an apartment, it won't take long to paint. 

The city-owned Section 8 building next door.Drug dealers ripped off my cameras, threatened sanitation workers, and scared off a tenant just for having cameras on his truck and now we have 2 vacancies.

It's going to be a hassle for the tenant and more expensive if you try to paint an occupied home.

He cleans the yard , empties the house , rips up carpet , gets rid of anything that looks bad .

You start an eviction to get them out and learn that their sister is a real estate agent who claims you have ripped them off.What are you going to do?

I had this kitchen years ago and painted it dark blue but for a rental today I would probably go a midtone darker shade of the rest of rooms, a muted blue or sage green.  

talk someone into selling sub to by paying over retail putting next to nothing down.. then renting the home and ripping the rents never paying on the mortgage so in states like NY NJ PA were foreclosures take years they make all that cash flow while the seller suffers and loses their credit etc.Selling sub to is absolutly the WORSE move a seller can make if its just a straight sub to.

I'm shocked that you could get a full bathroom and two bedrooms in an unfinished attic for $50,000, let along paint.
