@V.G Jason but in a market like say phoenix has the have to sell percentage dropped?

One thing we all need to keep in mind is we're not long removed from the most absurd sellers market (mid 2020 through mid 2022) in American history, so we may have a skewed view of what a buyer's and seller's market actually are.  

Noticing more activity in the note space lately.Is anyone else seeing more sellers offloading 1st position notes?

@Pratik Kochar Some hard money lenders will allow a seller carry however a clear exit strategy must be in place.

(You’re only offering what they owe.) is this a bad market with no appreciation/falling prices?

In others, sellers still hold the power.

Most sellers will take their property off the market if they can't get the price they want.

I have also done a fair share of seller carry, I think you might be overcomplicating it. 

Everything works with motivated sellers and nothing works with unmotivated sellers.

Everyone is targeting “motivated” sellers - com[edition in most markets is fierce.What’s needed is either (1) a LOT more money to spend on marketing than anyone else or (2) a unique approach that few are utilizing and that works.
