Big List of Cleveland Property Management Companies

As a local Cleveland investor and active member of the BiggerPockets community, I'm frequently asked to recommend property management companies. I've done quite a bit of research on the topic and I'm happy to share what I've learned.

The list below is comprehensive based on the companies I've found to date that meet three basic criteria: 1.) They serve the Cleveland area, 2.) They offer 3rd party PM services, and 3.) They manage residential properties.

Although I've heard plenty of stories, both good and bad, I only have direct experience with a handful of these companies.

  1. I am interested in going with AllStar Management after a call with Angel, the General Manager. The only thing that I'm concerned about is with the 1 month's rent fee they charge you if you decide to sell your property,or simply not renew your partnership. I find this to be excessive and while I understand a fee for early termination, they really want to lock you in and almost force you to keep them to avoid the hefty fee.

    Is this common?


  2. @Rob Samko, curious what your problems with Haven realty are?  I was interested in signing with them.  I have heard only good things.

  4. Hi @David Bardwell, i'm currently looking for a PM in Cleveland (east & west properties), can you share if you settled with any one in particular since writing this list (TY btw, v. helpful)?

  6. I am having IIP manage couple of our properties in Cleveland for the past few months. My experience with them has been a mix bag of good and bad. Since it has only been few months I can vote for or against them, but the in comparison with few other PMs that I initially  looked into, terms of their agreement is decent.

  8. I've been working with Northpoint since I've had properties in Cleveland. I started with one agent and almost fired him after 2 months but he even recognized that there were problems and he recommended a change to another agent in his office and that has worked out well for more than a year. I think more often than not, working with the right person is more important...if you're ok with the terms in the contract then the business is somewhat separated from the actual person you're working with month over month. How can you help your PM get the best work done? Sometimes that's the question that needs to be asked.


  9. Re/Max Haven Realty is a catastrophe.  I had to fire them for lying about everything. Avoid like the plague. 


  10. I do not have a good experience with iip management, northpoint assets management, reds property management and  Cleveland property management


    1. What were your issues with Cleveland Property Management? I was just about to call them back tomorrow.

    4. Our experience with IIP has been pretty shocking as well. Too many issues to list here, actually. Very disheartening that a company would conduct business in such a way and treat investors way.
