My first rental in south Florida... MAYBE?

Hi, my name is Melanie and I am brand new. I started listening to the podcast and I'm addicted.

I’m looking to jump in and buy my first rental property in Miami/Fort Lauderdale/Palm Beach area. Any tips/recommendations? I see that the 1% rule is extremely hard to achieve so I am wondering what you look for?

I’m also looking for a real estate agent who understands investors and can hold me help guide me through the process. I am not looking for a handout, but instead a hand. I'm happy to do as much grunt work as I need.
