Long term plan.

So I am working a long term plan for the next 10 + years an thought I would give the people some numbers to work with and see your different strategies. 

Here it is. 

Total take home pay after taxes  $8712.24  a month. This is base pay before bonuses. I will for the time being leave my current investment income out - around $2100.00 a month. 

Real estate. One SFR rented with 2 year lease 115k with 20% down - 30 year at 4.1%. Cash flow is 12% a year.

Liabilities. Phone car only. $556.70

Housing and expenses are taken care of by employer. 

Based off the numbers  given I am looking to build a long term plan an retire by 40.

I am 23.
