Wholesalers are a great resource for finding deals. The main downside is they aren't going to be as knowledgeable about what the ARV might be as well as rent comps compared to an agent. That's something an investor-focused agent could fill the void on if they own rentals in the area. Not completely true, I think the same is true for agents and wholesalers. There are some that are knowledgeable there are some that are there as a side hustle. The wholesalers that invest in their education, run a business and also invest in real estate are to the same effect if not better in my opinion, as investor-friendly agents. An "Investor friendly Agent" without any experience investing is just a title.
