Newbie investor/flipper out of Memphis

Hello fellow BP fans, I live in Memphis and got my RE license 2019 with the intent on investing in real estate but I got busy with work and was waiting for my friend to be ready to invest with me. To make a long story short, a few weeks ago I began taking steps to buy my first investment property. I joined groups where I get support from other investors, created an LLC, and found a HML who actually gave me decent terms even though I'm a newbie. I'm analyzing properties in my dreams, now! I really want this first deal out of the way just so I can prove to myself that I can do it lol! Anyway, I just wanted to say hi and express how grateful I am for all of the helpful information I've found on the BiggerPockets forums and website, priceless!
