USDA loan trouble

I have a friend who closed on a house with her partner using a USDA loan. Less then a month after moving in they have broken up, she cannot sell for 3 years due to the loan type. Are there ways she can get off the title of the house and recoup her initial investment?

A USDA loan is little down, so it's unlikely she will get any money, if she sells anyway. However, if she is having a problem making a mortgage payment, she might be able to use creative finance soften the blow. And there is always renting out rooms to cover the cost of the mortgage.
