Which Texas city to invest in as my first property?

Hello BP Members,

I'm starting on the journey of an investor based out of Dallas, TX. This is my first deal, and since I have no experience with it. Please suggest top cities/zip codes to look for in 2025 based on your experience. I am seeking SFH or Multi-family home investment with positive rental cash flow as my strategy. Thanks!

Hard to narrow down in such a big state.  I am seeing good returns in northern suburbs of Fort Worth and Arlington.  Look for 3/2's, 2500 square foot max.  They get rented the quickest.
