Renting out property to Adult Family Home

Hi I have a property that I want to rent out to an adult family home. The home is already remodeled (doorways widened, added additional rooms, replacement of bathtubs into a shower, etc). I am hearing mixed facts about renting these out. Do landlords usually do NNN on these properties? What is the avg rent range for these types of rental? I have seen previous posts here, which date back to 6 years ago, that states rent as $4000-$8000. Is that still the rent range after 6 years? I would love to connect and learn more about it.
