Thoughts on 1031 Exchange versus sale with Section 121 Exclusion
We just paid off our old primary LA residence and had been renting it out for 5 years while we leased a house in an area with slightly better schools. Now that the kids have graduated and our tenants have given notice in our old house, we are trying to figure out what to do with it. Given the current market in LA, I'd love to hear everyone's thoughts about moving back in and fixing it back up to sell, moving back in and taking equity out to buy an other property, selling it outright with a 121 Exclusion, or doing a 1031 Exchange and swapping it for another multiple homes on a lot situation, in which case we'd live in one. Looking for advice and different POVs as to what might have the greatest benefit going forward.
