Advice For First Investment Property

Hello everyone,

I’m starting college next month and have about $100K in cash that I’m looking to invest into a multifamily property (2–4 units). Right now, I’m looking in the Trenton, NJ area. I plan to self-manage, but I’m wondering if its realistic to handle that while being a full-time student or if I should hire a management company?

This would be my first real estate deal, so I’m open to any advice or feedback on finding and managing the first property. Appreciate any insights!
