Best Areas Near College Campuses for Long-Term Rentals/Short Term Rentals

Hey everyone,

I’m currently starting to look for long-term or short term rentals near college campuses. Right now I’m focusing on Texas (beginning in my local area), However, I’m also considering Florida if the right deal makes sense. My thought process is pretty straightforward — whichever deal pencils out better, that’s the one I’ll move forward with.

Besides just college campuses, I’m also keeping my options open by looking into:

  • Areas near hospitals (medical staff housing demand)
  • Areas near other schools
  • High-traffic or busy areas with steady rental demand

For those of you experienced with investing around college campuses:

  • What has worked best for you when it comes to student tenants?
  • Are there certain areas that you’d avoid because of turnover or management headaches?

Also, if there are any realtors or property managers in Florida who know the local college markets really well, I’d love to hear your insights. Which campuses or neighborhoods should I be looking at if I want strong long-term or short term rental demand and solid returns?

Appreciate any guidance . I'm trying to learn from people already doing it successfully in these markets.
