Marketing Strategies Wholesalers Use to Reach Distressed Sellers

I understand that for a deal to work, the seller usually needs to be motivated. That part of the process is clear to me. What I’m really curious about is the marketing side: how wholesalers are actually reaching those distressed or motivated sellers in today’s market.

I’m not referring to networking or referrals — I mean the direct approaches they use to consistently generate these leads.

My Question:

From your experience, what are the most effective marketing strategies wholesalers are using right now to connect with distressed sellers? And are there certain methods that seem less effective or outdated today?
