I want to buy my first

I inherited a home worth $300k in WA State.  I would like to keep the house as part of my "beginning portfolio."   My long term goal is to be a successful investor in real estate i.e. long term holdings, single family, multiplexes.   What advice and /or strategies would you give me regarding how to utilize the equity I have in this property to buy or put down on one or more properties   Thank you to all of you and this great forum!
