Starting my Portfolio in Augusta, GA area

Hello everyone,

I am going to buy my first investment property in Augusta, GA, Single Family home. I am new to the area. I am looking for some advice on the market, Is it a good place for having real-estate deals? Good and worst places locations, Is it better to choose Flip strategy, Buy & Hold strategy or both? I'd also like to learn about surrounding areas as well.

Would love to get some feedback from anyone familiar with this area.
