Funding for my first purchase?

Hello All, 

I'm looking at my first purchase and based on my analysis it is a good deal.  I'm a newbie at this so I'm trying to figure out the best strategy.  However, the down payment will be 75k.  What are the best ways to get the funding?  Rich friends?  401k?

I use private money. For example I needed 100k. I offered 2 friends of mine 5k to use their 50k for 10 months. I paid 10k extra, but I got a deal that they owner would only sell if it was cash. Gotta think outside the box.
