I've been a Landlord rep for a mid-size developer for 9 years. We have four in-house brokers that do mainly leasing and some investment sales. Compensation is 100% commission based and has been solely based on indivdual successes. Ownership is looking to change compensation to a team approach and looking to me for recommendations. All the brokers are not of equal experience so we're trying to figure out a solution that is a win/win for all brokers. Any suggestions would be greatly appreciated.
IMHO, you stand to alienate the people making your company money and make the dead weight happy.
Hmmm, tricky issue. It seems like a hybrid model should work for you. You might try looking at standard broker salaries to get some benchmark rates. In fact making this info available to your existing employees may help them understand the base compensation your offering them relative to one another.
