Zillow is stroking my ego.

This rehab/rental-turn took too long to complete, but the results are pretty good.  We've got an approved application (getting holding deposit tomorrow) from 2 well-qualified tenants, and I'll be overjoyed to shut off Niagara Falls into my email inbox.  

We did get pro photos ($150).  Most landlords I know would laugh at me for doing this.  But 3 fewer days of vacancy alone pays for this cost, plus the incalculable reward of attracting the best tenants.  

My previous listing had a similar result from pro photography and a well-designed space.  

I did price this unit competitively  compared to other "3 bedrooms" in the area.  But this is a small unit, where the third bedroom/den has no window, and the property is close enough to a busy street and train tracks that you can hear the truck traffic and the train.  I wanted to attract the best tenants who would stay in the unit long term.  Plus, we converted this from a 2 bedroom unit, so the rent is much higher than what it would have been with just 2 bedrooms.  

Rental success stories are allowed in this forum, right?
