Jackson Rental Market
Hi All,
I am an out of state investor and wanted to get your thoughts on the Jackson rental market. For those of you in it, would you recommend? Is there growth opportunities? Section 8 opportunities?

I have extensive experience in that market.. like most markets you have the good with the bad.
If you buy in Madison county and Rankin county the housing stock tends to be B and A.
If you buy in North East Jackson that is B area generally .. there are pockets of Jackson that are A and B like Fondren and an area just north of it.. but you go one mile west and your in West Jackson which is all D and F and south Jackson which has solid C streets but a lot of D..
subsidized housing in Jackson specifically is the rule not the exception. in Madison and Rankin you wont find nearly as much it will be market rents.
in the City of Jackson the deals that will look best on paper will be for sure the highest risk
and this is why I always tell people to connect with the local agents to better understand the markets. no one knows them better.
