is anyone investing in DC these days? rents are good. where do you look for deals?

Hello! I would like ideas on where you look for off market real estate investment opportunities. Because I have one listed in the MLS and no one is looking at it --- but I am an investor as well as an agent and I know this is an interesting opportunity for someone wanting to do a 1031 exchange, for example; it's a 6% cap rate or more on a good condition 16-year-old townhouse, for someone who is willing to landlord to groups since the lay-out is ideal for that. Where do you all look?
