Looking for Advice: Finding Investors for a Rented Property in McKinney, TX (Off-Mark

Hi everyone,

I’m looking for advice on how to connect with local investors who might be interested in purchasing a tenant-occupied rental property in McKinney, TX. 
Considering selling a rental to infuse capital into another business. 

The home is currently rented to good tenants and generating steady income. I’d like to sell off-market if possible—ideally to an investor who understands the value of a cash-flowing property. I’m trying to avoid listing with an agent and doing showings, out of respect for the tenants and to keep the process simple.

Has anyone successfully sold a rented property directly to an investor in the DFW area? Any platforms, investor groups, or strategies you’d recommend?
