Newbie - Negotiating buyer's agreement with real estate agent
Hi all—I’m a newbie investor looking to buy my first multi-family in rural/suburban PA. My agent (who we’ve worked with for years) sent over a buyer’s agreement with a 3% commission or a $5,000 minimum. We’re looking at properties in the $100K–$200K range, so if we buy something around $120K, the seller-paid 3% would only be $3,600, and we’d be on the hook for the $1,400 difference.
Is a $5K minimum fair for this price range, or is that on the high side? I don’t want to offend her, but I also want to make sure we’re not overpaying. Appreciate any advice!
