Should I buy the same house again? (Literally, it's the house to our left)

HI! We've been hosting on Airbnb and doing Mid term rentals for a year now in the North Atlanta area. I also cohost another house not too far from that one so I've gotten a lot of experience in one short year but still feel like a newbie.

Our neighbors contacted us because they want to sell fast (they are moving close to family and just found the house of their dreams) and we happen to be looking for another house to buy to convert into an STR. House number 1 has been doing great! It's been booked all year, even during winter (low season) months.

This house it's to our left and exactly the same house, same layout, 3br, 2.5 bath and newly build (3 years old).

We love our house and feel people really like it too, but is it a good idea to have 2 of the same? Would I be competing with myself? I do have this one rented until January and love doing Mid term so hopefully both won't be STR all the time.

We get all sorts of guest coming for vacation, work, Braves games, Weddings and family gatherings but this is not a vacation area per se.

The area has a lot of old houses and we just love our new one, less problems than an old one and we know we'll take care of it the right way.

Please help! We saw the house inside today and love it! The finishes are even nicer than the other house (lighter floors, custom walk in closet, nicer back splash...)

Thank you!

Nicole

There is nothing wrong with have the home so close.  There seems to be a demand for you. And there are a lot of benefits by having properties, especially STRs, next to each other. Such as cleaning and maintenance.  You know the market and the contractors too.
