Seeking advice and strategies for pursuing off the market multi-family homes

I'm looking some advice and strategies to pursue purchasing homes that are currently not listed for sale. 

What are some strategies that have yielded results?

What kind of timeframe should I expect to build a deal?

Hey Jonathon, I am currently on the same journey you seem to be on. The past few months, I have been writing letters to multi-family property owners in my area letting them know if they are looking to sell in the near future, I would like to have a convo with them. Weekly I sent a note to a few brokers as well letting them know I am actively looking. 

From these two, I have come across a handful of leads, unfortunately they didn't fit my criteria. After about 2 months I began to see some deal flow. Plant the seeds early, and you will see the crops later.

Multifamily Millionaire podcast has some great free content on marketing tips and tricks, he utilizes a ton of strategies to get off market deals. Hope this helps!
