Leasing versus property management

Hi,

I have a multi family and use the property manager to lease (one month fees) and also to manage property monthly (% mo).

Is it common to keep the same property management to lease and manage or separate it out? My pm is currently taking one month fees but still taking around 45-60 days to fill up units (no skin in the game to do it quicker)

Looking for guidance, thanks in advance on how to best navigate this as margins are tight.

Thanks for the quick response! Since I am out of state, my options are limited. Are there usually general industry clauses signed such that "if leasing takes more than 30 days then reduce fees to 0.5 months"?
