Hello BP, I think this topic would be fun to discuss. If you guys we paid 300k to quit your day job and invest what would you do? Leverage it? Flip? Flip Apartments? BRRR? ouse hack? and why?

if someone offered me $300 K to quit my day job , I would ask them " Why should I take a pay cut?"

Lots of people are saying they would go with the BRRR strategy. Let me go ahead and throw a wrench into the thread. If you are being paid 300k to quit your "day job" you would no longer have an income source and thus be unable to obtain a residential mortgage. With that in mind does this change the plan for a lot of you? @Steven Barros Dustin Beam

I would leverage it into as many doors as possible and find another day job.

300k would, in theory, get you $1.5M in real estate. I'd try real had to find a smaller apartment complex to BRRRR.

Sit back and finish the 5-6 screenplays that I still haven't completed. I am a professional screenwriter and until they hit, well, I am an exceptional private money lender as well... LOL. Gotta work the day job until you get the dream job.

Good advice Wendell. Commercial lending is much easier to obtain if you have an income producing building. So doing BRRRR without a "job" and getting the loan would be more doable with a commercial property but people should absolutly use their day job income in conjunction with money they have for investing. Not race to exit their day jobs as that just makes investing way harder. Few things investors thinking of this should have on their mind • Time. You need to have 2 years of tax returns showing a stabilized property. • Budget. 300k won't go that far if you are buying commercial investment property. • Neighborhood. Generally BRRRR is done with housing stock. It is very rare that an apartment building in a quality neighborhood gets totally rundown. You have to ask yourself how did the owner let this get so bad? Is it the neighborhood?

My father-in-law is a farmer, and he likes the joke about a farmer who won the $10M Lottery. A reporter asked him how he would spend the money, he said, "Well, I guess I'll keep farming until the money runs out." Hopefully REI isn't like farming! Haha
