Seller using real estate lawyer guide

I struck a deal and the seller is going to be using a real estate lawyer.

I'm not sure how this process works, I figure lawyers get the contract dialed in and we move forward to title company. But an investor told me to be cautious, as he ended up with $6,000 in unpaid taxes in a lawyer assisted deal weeks after closing it. 

So BP for my sake, and future BP FAMILY inquiries: let's make a guide on how to protect yourself and what to look for in moving forward in a deal like this (without hiring your own lawyer)
