I NEED SOME ADVICE PLEASE!!

I’ve been searching the Tampa/St. Petersburg/Jacksonville areas for the right buy and hold rental property for about a month. I find a lot of good deals but during my research the crime and poverty level is very high in a lot of areas and that’s what’s stopping me from buying them. So just wondering if anyone has any experience in these areas and can offer any guidance, I would greatly appreciate it!

Just find a method and stick with it. If you are gonna buy C and D class...then buy C and D class....and master it...stop looking at statistics. Look at cash flow.

Dont be all over the map with your property classes....find a niche and go with it.
