Need help, Brand new here, I need the Best Advice for selling my 6 commercial acres

Hi, I need advice, My husband died a few years ago at the age of 42, his father died the week before from Covid complications.  We were getting our 6.2 acres ready to put a RV park and mini storage.  I have decided I am ready to let it go, I have some health issues and there is literally NO way, I could manage a commercial business plus I live 45 minutes from the property.  It is right along a Major Highway and a year ago they just completed a Turnpike entrance and exit ramp right by my property.  It would be a great investment for someone. It is located in Creek County between OKC and Bristow - Sapulpa.   This is my biggest asset and I want to make sure I do the smartest thing for my two sons.  It has electric and water so far. It will need sewer or a lagoon. We had also cleared a lot of the trees and did some dirt work before they died.    The property is also located across the highway from Hay burn lake, there is so many business that would work.  I have talked to several city officials and they keep mentioning a Dollar General would be perfect.  I have a local agent that I love but If I could make more off market thats would I would prefer to do.  Any advice or tips would be the biggest blessing.
