Financing a Foreclosure

Hi all, I'm looking for some help with financing the acquisition and rehab of foreclosed properties in the Hartford County area. If you are a private lender or have a good recommendation for a lender, let's get in touch! I've been researching hard money lenders and they will only lend on a foreclosure if they can inspect the property prior to acquisition, which isn't an option with foreclosures. In some cases I have enough capital to purchase the foreclosure, but not to rehab it and I would need to keep the property on title for anywhere from 6 months to a year in order to cash out refi in order to fund the rehab. I'm wondering if there are lenders that specialize in this type of project. Thanks in advance!
