Cash flow can be found in many forms. You could subject to property in hot markets and create cash flow. Or you could inherently purchase cheap enough with cash flow in secondary and tertiary markets.

San Antonio and surrounding areas, rent average is 1800-2000 at the moment and the demand is there.

I currently own properties in Dallas, Tx and rents are growing rapidly within the city. Also Dallas has seen major construction projects throughout the past five years. This is a hot market I would definitely look into however, cash flow comes from how great the deal is. Definitely learn about how to calculate expenses, mortgage payments, NOI, and the total net income of a deal to see a projection of how much passive income you can make on a property.

Following this thread for my own curiosity as well. What about Fort Worth, El Paso?
Texas Triangle would have the most opportunities in the larger Metros: Houston, Dallas/FW, Austin, and San Antonio.

@Michael Lam let’s chat about your goals and current portfolio. I have a couple of deals based on your goals and budget that we could discuss.

There are a lot of opportunities in the Texas Triangle for investing long-term. Over the long term, I think you will see great appreciation in these cities but currently, it is hard to find cash-flowing properties. I think there are some great deals secondary/tertiary to these larger cities, for example, around Austin, you have Buda, Georgetown, Temple, Killeen, and New Braunfels will provide you with more immediate cash flow.

Can't speak about El Paso but there are pockets of Fort Worth where you can find cash flowing properties. I would also add that there's many areas just outside the FTW city limits that are very desirable for investing. As with any large metro area, there are investment opportunities for class A thru D properties.

I am not as familiar with the other Texas metro's, but I can personally attest that the str market in San Antonio is very profitable. They have done very well. We are always looking to add to our portfolio and will eventually look at other markets but for now we will stick to San Antonio and the surrounding market.
Very simple.
Look around to see how many (%) Texas-Mexicans are there, or how many new Mexican-Americans will be there.
$$$$$$$
No 'Mexican' being part of the local economy = Don't invest there.
Very simple. It will be soon that way. All the way up to Anchorage.
