Making the third-floor studio a standalone, legal third unit

Hello folks!  I own a two-unit multi family in Somerville MA.

The property currently looks like following.  I'm trying to make the 3rd floor as a standalone unit. Any thoughts or tips from anyone has done this before? thanks in advance!

  • - 2-bedroom unit on the first floor

  • - 2-bedroom unit on the second floor

  • - 1-bedroom studio on the third floor
