First starting out in my multi family journey

Hello,  I’m still new to all of this, 24 years old, and currently saving up. I’m looking to build my first multi-family property and would really appreciate any insight or advice anyone is willing to share. What should I know about purchasing land and constructing the units? I do have a close relationship with the construction company i have been in talks with so i can get a better deal than average market 4plex's!  Are there any key do’s and don’ts when it comes to building and buying? I’d love to learn from everyones credible experience!
