Agent commission clarification needed

Hey subto! I have a question regarding agent commission. We are setting up a lease-to-own option on a property we have recently purchased, and the agent says we should pay both the buyer's and the seller's agent commissions. The lease-to-own place will be set at $310K. What % do you think is fair for the agent's fees, and should we pay both the buyer and our agent fees? Additional info- we are receiving a 10K non-refundable deposit with the first/security.  The agent suggested maybe a flat $5K for each agent?? Any feedback is greatly appreciated!!
